Tenants - permitted payments
Applies to Assured Periodic Tenancies (APTS) in England
All assured shorthand tenancies will automatically become assured periodic tenancies on or after 1st May 2026.
As well as paying the rent, you may also be required to make the following permitted payments.
Before the tenancy starts (payable to Alexander Greens ‘the Agent’)
- Holding Deposit: 1 weeks’ rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
- Deposit: 5 weeks’ rent (per tenancy. Rent under £50,000 per year)
- Deposit: 6 weeks’ rent (per tenancy. Rent of £50,000 or more per year)
During the tenancy (payable to the Agent)
Rent
The rent payable for the tenancy must not be more than the advertised amount. The rent period must either be one calendar month or a shorter period of up to 28 days. A tenant will be able to end a tenancy by giving two months’ notice in writing. The end date of the tenancy must align with the end of a rent period.
Rent in advance of move in date
Rent is payable following signing of the tenancy agreement and in accordance with the agreed tenancy terms. For tenancies entered into on or after 1 May 2026, no more than one month’s rent may be requested in advance.
- Payment of £50 (inc. VAT) if you want to vary the tenancy agreement to cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

VAT) per replacement tenant or any reasonable costs incurred if higher to change a sharer to cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents
Late payment of rent Interest may be charged on unpaid rent if it remains outstanding for more than 14 days. Interest will be charged at a maximum of 3% above the Bank of England Base Rate from the date the rent became due until payment is made.
- Payment of the reasonably incurred costs for the loss of keys/security devices. Tenants are liable for the actual cost of replacing any lost keys or security devices. If the loss results in locks needing to be changed, or replacement security devices being issued, the tenant will be charged the reasonable cost of a locksmith or security engineer, new lock and replacement keys/devices for all relevant parties.
- Early termination (Tenant’s Request). Should the tenant wish to end the tenancy then they must give 2 months’ notice. The landlord can charge a fee if their tenant does not give the correct amount of notice. The landlord can charge up to the amount of rent they would have received if the tenant had given the correct amount of notice.
During the tenancy (payable to the provider) if permitted and applicable
- Utilities – gas, electricity, water
- Communications – telephone and broadband
- Installation of cable/satellite
- Subscription to cable/satellite supplier
- Television licence
- Council Tax
Other permitted payments
- Any other permitted payments, not included above, under the relevant legislation including contractual damages.

Alexander Greens is a member of Client Money Protection (CMP) – which is a client money protection scheme. We are members of the Property Redress Scheme (PRS020266). The Property Redress Scheme is authorised by the Department of Communities and Local Government to offer redress to consumers of Letting and Property Management Agents under the Enterprise and Regulatory Reform Act 2013.
Please note that lettings agents are required by law to publish on their websites information for potential tenants about relevant fees, redress schemes and client money protection schemes (including the names of those schemes). Relevant fees must also be published on third party websites, such as Rightmove.
